# every instrument stands on a real asset

*parcel, value account, agent, policy, line, coin. the chain runs from the ground up and every link is public*

This is not a token with a nature theme. It is real-asset finance with the living system as the subject, and the chain runs from the ground up with every link on a public ledger.

**Natural capital as a real asset** means a titled parcel with a legal description, a cooperating owner, an acreage and an acquisition cost, carrying a living system whose annual output can be accounted. The watersheds, forests, soils and reefs under every holding keep working whether or not anyone titles them. [*Ensurance*](/natural-assets?from=guide) is how an allocator can fund one of them at a named place. It is not the place, and nothing in this post is a claim on the land.

**based on the real asset, never backed by it.** — Money flows down to the parcel and the people who keep it. No token or certificate can pledge, fractionalize or liquidate the parcel; the cost-side leg is a separate, ordinary real-property financing.

## the chain, link by link

| link | what it is | where you can check it |
|---|---|---|
| the parcel | Titled real property with a legal description, a cooperating owner, an acreage and an acquisition cost. Nine are on file: seven valued, one quoted, one since lost to another buyer and kept in the table so you can see the method does not flatter us. Each parcel page says who holds title. | [natural assets](/natural-assets?from=guide) |
| the natural asset account | RealValue run on that parcel's actual polygon: ecosystem service value per acre per year times measured condition, across 15 stocks and 19 flows. Every line item is published. | each parcel page |
| the agent | The onchain account for that place, with its own wallet, mandate and evidence record. | [agents](/agents?from=guide) |
| the policy | A certificate on that titled parcel, its supply capped by the parcel's value account (a line, by contrast, is open edition), priced on the cost of protecting it, with a stewardship contribution from dependents designed to fund the asset toward permanent protection. None has been paid yet. | [certificates](/specific?from=guide) |
| the line and the coin | A line funds a mandate that holds policies; a coin funds the account that holds them. Both sit on top of the parcel layer, never beside it. | [certificates](/specific?from=guide), [coins](/general?from=guide) |
| the cost-side ticket | Acquisition capital for the parcel itself, secured by title under ordinary real-property documents; repayment terms are negotiated in those documents and do not rely on any contribution having been paid. | [the land is the collateral](/guide/the-land-is-the-collateral?from=guide) |

Two consequences. The value account on every instrument traces to acres you can walk, a deed you can read and a cost you can underwrite. And the direction is fixed: no token or certificate can pledge, fractionalize or liquidate the parcel. Real-asset investors finance the cost. Risk and dependency investors fund the value. The parcel stays whole.

## nine parcels, with the method mark on each

The natural cap rate is annual accounted ecosystem service flows divided by the stock cost. It is a method mark, not a market price, and it can be below cost: two parcels are, and we show them. One parcel has since been lost to another buyer and stays in the table. Figures in US dollars, as published on each parcel page.

| parcel | acres | annual flows | stock cost | natural cap rate | stage |
|---|---|---|---|---|---|
| Forest, riparian and wetlands, Columbia Plateau and Blue Mountains | 1,729 | 15.0 million | 5.35 million | 281% | valued |
| Beaver riparian, forest and wetlands, Southeast Savannas | 363 | 6.12 million | 0.80 million | 766% | valued |
| River confluence forest, Appalachia and Allegheny | 305 | 4.56 million | 8.61 million | 53% | valued |
| Wetland and forest, Southeast Savannas (certificate id 3) | 83 | 1.45 million | 0.29 million | 493% | quoted |
| Riparian, wetlands and forest, Southeast Savannas | 74 | 2.06 million | 6.60 million | 31% | lost |
| Beaver wetlands, riparian and forest, Northeastern mixed forests | 42 | 0.41 million | 0.16 million | 249% | valued |
| Mixed forest, wetlands and cropland, Midwestern tallgrass prairie | 41 | 0.42 million | 0.34 million | 122% | valued |
| Coastal system, Pacific Northwest coastal forests | 34 | 0.71 million | 0.54 million | 131% | valued |
| Wetlands and riparian forest, Western Gulf coastal grasslands | 17 | 0.25 million | not yet costed | not yet costed | valued |

Read the second row again. A parcel that costs US$0.80 million to protect for good carries US$6.12 million a year of accounted flows, and no dependent has yet paid for them through this protocol. The gap between those two numbers is the size of the unpaid dependency on that parcel. It is not a return. Values are benefit-transfer estimates by a published method; they are not cash flows and have not been independently verified. It is what is at stake, and it is printed on every parcel page.

## the cost-side ticket

For the 1,729-acre parcel, the cost to protect it for good is US$5.35 million; the stewardship terms are on the parcel page. That is the shape of a cost-side ticket: a family office, a real-asset fund or a program-related investment finances the parcel toward permanent protection under its own real-property documents, and the protocol carries the value account. Entrust is the end state: the parcel permanently protected under real-property law, free of rent, debt and claim. The land is the collateral on that leg, the way it is in any real-asset deal; [the land is the collateral](/guide/the-land-is-the-collateral?from=guide) sets out the documents, and [three ways to hold a natural asset](/guide/three-ways-to-hold-a-natural-asset?from=guide) separates deed ownership, acquisition financing and certificates.

That leg is a real-estate arrangement with its own rights and risks. It is not an onchain instrument, and holding a certificate conveys none of its property interests.

## issue on value, price on cost

The certificate is priced at what protection costs and accounted at what the living system produces. Across the eight costed parcels the ratio runs from 31% to 766%, published, not whispered. Whether the gap on any parcel ever closes depends on a later payer, a utility, a hospital, an insurer or a county that depends on the place, and none has yet. [Nature is the original real world asset](/guide/nature-is-the-original-real-world-asset?from=guide) makes the case that it will; this post only shows the numbers as they stand.

This is research, not investment, legal or tax advice. A certificate is not a deed, a security interest, an offset or a credit, and no token can be redeemed into land.

## frequently asked

### is natural capital a real asset?

The underlying is: a titled parcel with a deed, an acreage and a cost, carrying a living system whose annual output can be accounted. The instruments on top of it are ledger entries that record funding against that parcel. They are based on the real asset and never backed by it.

### what backs a natural capital certificate?

Nothing, by design. A certificate is based on a named living system and funds its protection; it is not a claim that can be redeemed into, foreclosed on or liquidated as the land. The parcel stays whole whatever the token does.

### what is a natural cap rate?

Annual accounted ecosystem service flows divided by the stock cost of the parcel. It is a method mark produced by a published valuation, not a market price and not a return. Across the parcels in binder it runs from 31% to 766%, and two parcels sit below cost.
